Prepare and Serve a Legal Notice

Our office will prepare your California-compliant legal notice, and our registered process server with serve it in accordance with the law and your lease agreement.

Our attorney-approved landlord notices and legal forms include 3-day notices to pay rent or quit, warning notices, breach of contract notices, and termination notices.

Each notice is prepared by our office staff, sent to you for review and approval, then formally served to your tenants by our registered process server, guaranteeing adherence to California’s service of process laws.

Full-Service Unlawful Detainer (Eviction) Lawsuit

Our full-service eviction process is our premium package that encompasses the full eviction proceeding, from preparation and service of the lawsuit, all the way to the Sheriff lockout.

We meticulously do the following:

  • Prepare and file the Summons, Complaint, and other applicable court forms.
  • Pay all associated fees such as filing fees, process serving, courier charges, ex parte fees, writ and sheriff fees.
  • Facilitate the document preparation and filing of the defendant’s default.
  • Or, arrange a pretrial consultation with the attorney and a subsequent court appearance if the tenant files an answer (occurs in 50% of cases).
  • Coordinate the writ and lockout instructions with the sheriff.
  • Provide ongoing, timely updates throughout the entire process.

You will be charged one flat fee for the preparation and service of the notice by our registered process server. This ensures a transparent and hassle-free experience without unexpected costs.

What if I have specific concerns or questions not covered by the listed services?

We understand that every landlord-tenant situation is unique, and we're here to address all your concerns and questions. 95% of our eviction cases fall within this single flat-fee pricing structure, and on the rare occasion that your tenant is extremely confrontational, difficult, or challenging, then we still have a flat-fee pricing structure for each of the legal responses our attorney will need to defend on your behalf. In our 20+ years of experience, you typically know who this type of tenant is before you even file the eviction.

If your tenant contests the eviction, our process includes a pretrial consultation with our experienced attorney. On the day of the trial, our attorney will represent you in court. We manage all required documentation, court appearances, and negotiations to ensure the eviction process moves forward seamlessly and efficiently.

How long does the full-service eviction process typically take from start to finish?

Before the COVID-19 pandemic, the full-service eviction process typically lasted around 3-4 weeks, with a possible two-week delay if the tenant filed an answer. However, the landscape changed significantly during the 18-month eviction moratorium from 2020 to 2021. Challenges such as turnover in courthouse clerks, a surge in eviction filings, court backlogs, and delays in sheriff lockouts have extended the timeline. As of March 2024, the average eviction now takes approximately 12-15 weeks, although some of our cases have been resolved in as little as eight weeks.

Our team possesses comprehensive knowledge of state and local regulations, encompassing eviction moratoriums and tenant protection laws. Throughout the challenges of 2020, while many eviction offices closed their doors, we remained steadfast, continuously educating ourselves and staying abreast of evolving laws. When eviction processing resumed in April 2022, we seamlessly resumed operations.
